Seaton, a well-known western suburb of Adelaide, is on the brink of a once-in-a-generation transformation. A massive redevelopment plan by Renewal SA will see the construction of 1,450 new homes, alongside the revitalization of dated public housing stock. This ambitious project spans a 38.5-hectare area bordered by Frederick Road, Glenburnie Street, West Lakes Boulevard, and Tapleys Hill Road.
The redevelopment is designed to cater to a diverse range of home seekers by introducing hundreds of affordable, social, and market housing options. It’s set to create a vibrant, medium-density community, blending modern urban design with essential amenities.
New Housing for a Growing Community
The plan includes a mix of housing types:
513 apartments, including 90 managed by a Community Housing Provider
530 townhouses
410 single and semi-detached dwellings
Prices start from $380,000 for land and $585,000 for completed homes. With a focus on affordable living, over 15% of the homes will be affordable for both renters and buyers.
Stage 1 Underway
Construction is already in progress on the 2.1-hectare first stage, which will deliver the initial 137 dwellings, including affordable apartments and new public housing. This stage is expected to be completed by 2025, with a rolling program of new allotments and homes continuing over the next decade.
A Community-First Approach
The redevelopment plan emphasizes not just housing but a holistic improvement in community living. The project will enhance public spaces, with new reserves, improved streetscapes, and increased tree canopy, complementing the existing green space at Pedlar Reserve. Infrastructure upgrades will ensure the suburb is well-prepared to support its growing population.
Revitalization for the Future
This redevelopment will offer current tenants modern, fit-for-purpose homes and allow for more housing options in the long term. The community feedback and engagement process, set to commence in June, ensures that residents have a say in the master plan.
Seaton’s transformation demonstrates how urban renewal can elevate a suburb, offering better housing choices, enhanced lifestyle options, and a sense of belonging for all its residents.
Revitalizing the Western Suburbs
This transformation of Seaton is part of a larger effort to revitalize Adelaide's western suburbs, providing much-needed housing and infrastructure to accommodate growing demand. The area's close proximity to schools, shopping centers, and public transport makes it an attractive option for families and professionals alike. Once completed, Seaton is set to become a model for modern suburban living, combining affordability, sustainability, and community spirit.
